Project Brief

Motionspot was appointed as the Inclusive Design Consultant for The Crown Estate and Grosvenor to develop an Inclusive Design Brief, a strategic tool aimed at embedding inclusive design across their commercial portfolios of over 500 buildings in central London. The principles were applicable to different typologies including Food and Beverage, Office, Retail, Public Realm, and Hotel offers, many of which are historic environments.

Project Scope

Motionspot was appointed as the Inclusive Design Consultant for The Crown Estate and Grosvenor to develop an Inclusive Design Brief, a strategic tool aimed at embedding inclusive design across their commercial portfolios of over 500 buildings in central London. The principles were applicable to different typologies including Food and Beverage, Office, Retail, Public Realm, and Hotel offers, many of which are historic environments.

Access and Inclusive Design Audits

  • Conducted audits of selected buildings and public realm spaces within Grosvenor and The Crown Estate’s commercial portfolios, highlighting common access and inclusion themes across Food and Beverage, Office, Retail, Public Realm, and Hotel offers, focusing on transitions between tenant and landlord managed areas.

Gap Analysis Review

  • Performed a comprehensive review of relevant legislation, regulations, policies, and best practice guidance, identifying gaps where current standards do not address needs such as neurodivergence, mental health issues, hidden disabilities, intersectional conditions, and complex needs.

Stakeholder Engagement Workshops:

  • Hosted five pan-disability and lived-experience workshops with 54 participants from community networks and the wider public, representing diverse backgrounds including age, disability, neurodivergence, sex, gender, sexual orientation, parental status, ethnicity, faith, social, and economic backgrounds. Participants provided feedback on elements like approach and arrival, navigation, ramps, entrances, internal spaces, circulation, human needs, design for senses and mind, attitudes, policies, training, old and new buildings, safety, and digital information.

Development of the Inclusive Design Brief

  • Created a two-part Inclusive Design Brief with practical actions for inclusive built environments. Part 1 is an open-sourced document providing high-level strategy guidance and demonstrating the use of RIBA’s Inclusive Design Overlay across the project lifecycle. Part 2 offers detailed recommendations exceeding Building Regulations, considering intersecting social characteristics and their impact on sense of belonging and space experience, tailored specifically for The Crown Estate and Grosvenor.

RIBA Stage Reviews & Consultancy 

  • Since developing the Inclusive Design Brief, Motionspot has provided inclusive design consultancy on a number of new build and refurbishment projects across The Crown Estate and Grosvenor.

Project Impact

Motionspot’s involvement has established a robust foundation for The Crown Estate and Grosvenor to achieve their vision of developing places that provide equitable experiences for as many people as possible. 

By embedding inclusive design principles from the outset through workshops, site visits, gap analyses, and stakeholder engagements, we have created a strategic tool that goes beyond minimum standards, addressing the full spectrum of needs including neurodivergence, sensory processing, cognitive conditions, and Protected Characteristics under the Equality Act 2010.

The Inclusive Design Brief promotes social value by fostering equity, diversity, and inclusion, reduces the need for costly retrofits for long-term sustainability, and sets a benchmark for collaborative, forward-thinking design across commercial portfolios, with ongoing application across all RIBA stages poised to enhance inclusivity and community resilience.
