Project Brief

Landsec is one of Europe’s leading real estate companies, creating and managing some of the country's most recognisable workplaces, retail-led destinations and mixed-use places.  

Motionspot has been working with Landsec since 2024 to help embed accessibility and inclusive design across its portfolio. Supporting Landsec's ambition to create places that are truly inclusive, our role has included operationalising inclusive design principles, undertaking portfolio-wide accessibility assessments, providing design reviews for new developments, and helping establish a long-term framework for inclusive placemaking.

Project Scope

Motionspot's partnership with Landsec spans strategic inclusive design consultancy, portfolio benchmarking, and project-specific inclusive design support, helping to ensure accessibility and inclusion are embedded throughout the lifecycle of Landsec's assets.  

Inclusive Design Principles & Strategy:  

  • Supported the peer review and operationalisation of Landsec's Inclusive Design Principles, helping to create a consistent framework for designing, delivering and operating inclusive places.  

Portfolio-Wide Accessibility & Inclusion Assessments:  

  • Undertook detailed inclusive design assessments across 44 workplace and retail assets using Motionspot's bespoke assessment methodology.  
  • Evaluated each asset against accessibility, multi-sensory, health and wellbeing, and Landsec's Inclusive Places principles to establish a portfolio-wide benchmark.  
  • Produced executive summary reports and detailed technical recommendations identifying short, medium and long-term opportunities for improvement.  

Inclusive Design Consultancy:  

  • Provided inclusive design advice across multiple new-build and refurbishment projects within the Landsec portfolio.
  • Delivered RIBA stage design reviews and worked collaboratively with architects, project teams and stakeholders to embed best-practice inclusive design solutions.
  • Supported the creation of workplace environments that promote accessibility, wellbeing, dignity and equitable experiences for tenants, visitors and staff.

Project Impact

Motionspot's work has helped Landsec establish a clear and measurable approach to accessibility and inclusive design across its diverse property portfolio.  

Through strategic guidance, portfolio-wide assessments and project-specific consultancy, Landsec has a robust evidence base to inform investment decisions, prioritise improvements and measure progress against its inclusive placemaking ambitions. The partnership has strengthened Landsec's ability to curate places that are more accessible, future-proofed, welcoming, and inclusive for a diverse range of users, while embedding inclusive design as a core part of future development and asset management strategies.
